If you’re not used to commissioning an architectural project it can seem a daunting prospect.

If the scope of your works require an Architect it is highly likely that you will need planning permission.

If so the Architect will act as your agent and deal directly with the planners on your behalf.

A separate fee payable to the local authority will be required for the application, and in some cases the planners will request supplementary information from other consultants such as acoustic or ground condition reports.

Once a planning application is registered with your local authority it will take a minimum of 8 weeks to be determined.

Some minor works, and most loft conversions, are classed as ‘permitted development’ and do not need planning permission. This link to the Government’s Planning Portal provides more information on exempt works.

If your property is a listed building, or in a conservation area, permitted development rights will not apply.
